| If you are a
landlord in the state of Michigan and you take a deposit from your
tenant, you must become familiar with the Security Deposit Act. |

| Failure to follow
its terms precisely may result in losing your right to the
collateral; or worse, may make you responsible to the tenant for
two times the deposit and waive your rights to sue the tenant for
damages to the apartment. |

| The problem is
compounded by the fact that the act is confusing and that many of
the District Court judges responsible for enforcing the act, do
not understand it. |

| If you will be
representing yourself in court, you must be prepared to argue for
your rights under the act, for judges frequently penalize
landlords, even when they are not in violation of the act. |
